The study had a total population of 430 respondents (i.e. 39 school administers, 104 teachers, 260 students, 13 school maintenance staff & 14 building professionals) and 65 block of classrooms. The result of the study revealed that virtually all the schools used for the study were identified with one form of building defects or the other. The study also revealed that building defects has effects on teaching and learning as it affects both the emotional and psychological well-being of the teachers and the learners. Two out of the four hypotheses were upheld while two were rejected. It was recommended that government should take proactive measures to address building defects problems in state unity colleges to avoid further deterioration. And also, to make fund available to school administrators to enable them address the maintenance needs of their schools.
